Preconstruction Planning

Pre-construction planning is designed to maximize the input of company experience and compress project planning into a definite time frame at the beginning of the project. Each phase must produce a written plan, including a list of construction and administrative activities, persons responsible for each activity, a period during which the activities will be performed, and deadline dates. This plan may be a simple list, a bar chart listing activities, or a complex network of actions. Management needs to know that the company’s accumulated knowledge and philosophy have been communicated to and understood by the project manager and contractor. The only way to ensure that communication is complete is to secure feedback through a written plan that can be monitored, managed, and controlled. The company makes a profit by making things happen, requiring a well-written strategy. Without a plan, the company is in the position of reacting to project conditions, often resulting in poor project handling. With a written plan, the company is in a much better place to cause events, schedules, and progress to happen in a manner most favorable to the progress of the work and the ultimate maximization of profit.

This is an apt comparison since construction projects must tie all the individual sections into a successful project outcome. But even though there are many activities, people, and assets to manage, most of them fall under three categories: Cost, Scope and Schedule. Budgeting is essential because it covers the apparent necessities to start and finish a project, like labor, equipment, material, permits, etc. But it also concerns expenses for unpredictable situations. In other words, you need to have a good financial cushion in your budget in case of extreme weather, material price increase, poor subcontractor job, etc. Then, the project's scope will influence how everything will be done. In general, construction managers supervise construction projects from start to finish. They control the budget, scheduling, communication between stakeholders, reviewing contracts, and problem-solving.
